About this video

Ellie rebuilds a building's energy-use figure from meter photos and approved plans before it goes to the lender.

Full description

Tessera Quay in Singapore reports energy intensity to its lender. Ellie finds the February and March bills were estimated (meter photos add 540,000 kWh) and the brochure floor area includes a 12,400 m² car park that the approved plans exclude. Together they take energy use to 155.95 against a limit of 150, a KPI fail and a 10 bp margin swing worth about S$1.1m a year.

Key points

  • Estimated bills caught against meter photos
  • Floor area checked against the approved plans
  • KPI result and margin impact quantified
