About this video
A fund's deal team keys a broker's data-centre case into its Anaplan pipeline model; Ellie ties every input back to the pack and to the line item, finds the three variances the model inherited and writes the verified case back.
Full description
Sembrook Data Center Partners I screens Cipher Kaki Bukit DC, a 28 MW Singapore colocation data centre offered at S$620m, and its analyst has keyed the broker's case into the fund's Anaplan pipeline model. Ellie runs the Deal Model Tie-Out: every model input rebuilt from the deal pack, IM vs model vs verified side by side with a citation to the page and to the model line item. Ties first, then three variances the model inherited from the pack: power that is not passed through on 7 MW of all-in fees against an 18 per cent tariff reset, a served non-renewal disclosed only in a schedule footnote, and a 5.00 per cent exit cap against a 5.61 per cent entry. The house case reruns to a 12.3 per cent levered IRR, the mandate's first-anniversary yield test binds, and the recommendation is to renegotiate at or below S$515.2m. The IC screening memo lands on the house template and the verified case is written back in UW01's own import layout, a source on every line.
Key points
- Every deal has two versions, the pack and the model; Ellie reconciles them with two citations per figure
- Three variances the model inherited: power recovery, the tariff reset, the served notice in a footnote
- The exit cap does a quarter of the promised return; house convention holds it at entry
- The verified case goes back into the planning model in its own import layout
